Buy

The first step to a successful property investment with Rockstar is the purchase of the property. We tend to try and buy houses below market value, that may not be the best living conditions at the time of purchase. This gives us more of a chance to maximise any potential profits on the building.

Refurb

We generally look to ensure that there are six bedrooms in the house when it comes to the finished refurbishments. The main reason for this is that you do not need planning permission when converting an HMO with fewer than seven bedrooms.

Rent

To try and keep the process as quick and efficient as we can, we look for potential occupants before the refurbishment has begun. Once we find tenants to live in the house we can rent the property to them which provides the investor with a nice extra bit of income each month.

Refinance/
sell

Not every investor wants to rent out the property they’ve invested in. Whilst there are longer term financial benefits to that method, in the short term, selling the property can create a quicker, albeit less in total, profit.
